THE HISTORIC CARTER RANCH

LOCATION: The ranch is located in the Long Pine Hills in southeast Montana... 6.2 miles north of Camp Crook, SD, then 2.3 miles west to Plum Creek Road, then 4.8 miles to Turbiville Road, take a left north 2.3 miles to mail box and then go 2.7 miles west to the gate going into the ranch for a total of 18.3 miles to the ranch.
SIZE: The ranch has about 4,658 acres deeded, 640 acres State lease, a 70
Acre
BLM lease and a 300 head permit in the
FENCES: 90 % of the fences are new since 2004 with 4 strand barbed wire.
The
WATER: On the deeded land there is one well with a jet pump at the house about 40 ft. deep that waters the house, corrals and barn. There is a good windmill south of the house that is 70 ft. deep. There is one well north of the house that services the trailer home and services the pipeline for two of the forest allotments. This well is about 50 ft. deep with a submersible pump. There are three windmills further up north on the original Carter place, but they are not using
one of these windmills. There are about five developed springs on the deeded land and all in different pastures. There are about four dams on the deeded land and one big dam on the State land. There are several creeks that run water year round making this ranch a very well watered ranch.
TOPOGRAPHY: The ranch consists of rolling, some high hills, well sodded grass land with pine trees and deciduous trees. The forest lease is a more mountainous terrain with excellent grazing and water.
VEGETATION: There are ponderosa, oak, ash and juniper in the draws and creeks making real good protection for the livestock. There are also plum, chokecherry, june berry and bull berry bushes. The pasture is western wheatgrass, buffalo grass, big blue stem, crested wheatgrass and some green needle grass.
HAYGROUND: On the north end of the ranch there are 135 acres of newer alfalfa seeded in 2006 and near the building there are 85 acres of newer alfalfa seeded in 2006 and there are also 130 acres of alfalfa/grass mix along creek. This years hay crop does not go with the ranch.
MINERAL The owners do not think they own many mineral rights but what
RIGHTS: they have will go with the ranch sale.
SOILS: The soils consist of mostly heavy sandy loam.
CARRYING The carrying capacity is approximately 325 cow/calf pairs, 40
CAPACITY: replacement heifers and 20 bulls year round depending on weather,
growing season, grazing management and hay supply. The brokers and sellers make no actual guarantee or representation of
the carrying capacity of the ranch. Buyers will have to make their own determination regarding the carrying capacity of the ranch.
SCHOOLS:
There is school in
CROP INSURANCE: The new owner can optionally take over the Federal Crop Insurance on the alfalfa at about $85.00 per acre and the alfalfa/grass mix at about $70.00 per acre all at a cost of about $2,000.00 per year.
FSA PAYMENT: There are no FSA payments and the owners are on the EQUIP list for portable solar well sites with submersibles on the wells on the north end of the ranch. There is also a half mile of fence on EQUIP pending and the rest of the hay land signed up for cost share for reseeding.
WILDLIFE: There are trophy mule and whitetail deer, resident elk herd, trophy antelope, sharptail grouse, Merriam wild turkeys, few pheasants, few black bear, mountain lion, bobcats, coyotes and Hungarian partridge. Could easily stock some of the dams with fish if desired.
