LOCATION: The ranch is located about 35 miles south of Mandan/Bismarck, North Dakota on HWY 1806 and is located in Morton County, North Dakota.Click here for a map.
SIZE: The ranch has approximately 7,705 deeded acres and about 429 acres of US Corp of Engineer leased land at a cost of $2,600.00 annually.

FENCES: Most of the exterior and interior fences are constructed of newer woven wire and barbed wire with some high tensile wire. Most of the ranch is fenced for buffalo. There are 23 separate pastures for an ideal rotational grazing program. There are over 45 miles of top quality fence.
WATER: There are three wells on the ranch and these wells are between 1,000 and and 2,000 feet deep. Since the ranch has between 15 and 16 miles of water pipeline, the current owners are only using two of these wells. In addition to the wells there is a new additional source of water coming onto the west side of the ranch and this is a new rural water supply system. There are 2.5 miles of the Missouri River and about 3 miles of the Cannonball River. In addition to this there are about 3 miles of the Cantepeta Creek, a major creek. There are 43 large rubber tire tanks located strategically on the ranch to water the livestock. This is an unusually good water distribution set-up so that the livestock don't have to walk far to water. With all of the available water on the ranch, this is one of the most well-watered ranches that you will ever see.
IMPROVEMENTS: The ranch has a modest two bedroom home, a heated shop and an excellent set of pipe and sucker rod set of corrals. There is another pole building located about a mile north of the headquarters. It should be noted that the corrals are indestructible and can be used for just about any kind of livestock, including buffalo. This corral set-up includes a nice hydraulic chute and some of gates are also hydraulic. There is plenty of water available in the corrals. It should be noted that the ranch is not over improved with regard to houses and outbuildings, so a buyer may want to construct a new house and/or buildings. As far as the rest of the improvements to the ranch such as wells, water lines, stock tanks, fences and corrals, there are very little or no additional improvements needed.
TOPOGRAPHY: Many areas of the ranch have heavily wooded and brush filled draws which provide excellent protection for the livestock and wildlife plus incredible beauty. The ranch also has rolling hills and rocky bluffs and real nice river breaks. There are also other treed areas of the ranch near the headquarters and rivers that are flat to rolling.
VEGETATION: The ranch has mostly buffalo grass, western wheatgrass, grama grass and other native grasses. There are approximately 365 acres of crop ground that is suitable for hay production. This area normally receives about 16 to 17 inches of moisture annually. The pastures are extremely well-sodded for high capacity grazing.
MINERAL RIGHTS: The current owners have no mineral rights, however they do own all of surface rights. There are several large areas of major gravel deposits and the owners would like to keep 50% of the gravel rights.
CARRYING The owners have been running 350 to 400 pairs year round. The CAPACITY: carrying capacity will vary depending on weather, growing season, grazing management and hay supply. The brokers and sellers make no actual guarantee or representation of the carrying capacity of the ranch. Buyers will have to make their own determination regarding carrying capacity.
TAXES: The 2006 taxes payable in 2007 were about $14,760.00.
FSA PAYMENT: The estimated 2008 FSA payment is about $1,200.00.

WILDLIFE: This ranch has some of the best hunting available anywhere, with mule deer, whitetail deer, antelope, turkeys, pheasants and grouse. Because of the abundance of water on the ranch there is way better than average bird hunting. There is also excellent fishing in both of the rivers. Because of the excellent proximity to the Prairie Nights Casino, 11 miles south of the ranch, this would be an excellent commercial hunting, fishing and recreation property.
