ROBERTS RANCH LOCATION The ranch is located 1.5 miles north of located about 55 miles northwest of Spearfish, about 15 miles northeast of SIZE There are about 1,954 deeded acres and a section of State school lease so the entire ranch is about 2,594 acres. There is also an additional 40 acre tract of land located on the river that should be purchased that is close to the current building site. The owners of this 40 acre tract will sell this land for the same amount per acre that the rest of the ranch sells for. FENCES Most of the exterior and interior fences are 4 and 5 strand barbed wire and there is also some woven wire fences. The south border fence needs to be repaired. WATER There is one well that is 80 feet deep at the house, two reservoirs, one spring and about one mile of the owners have 50 acre feet of water available for irrigation and this is through the Belle Fourche Irrigation District. IMPROVEMENTS There is a 28’ X 80’ 1998, 2000 square foot Skylight mobile home, an older open face shed and an older barn. There is also a mobile home hookup with its own septic system. TOPOGRAPHY The ranch consists of rolling, well sodded grassland with scattered pine trees and deciduous trees. The land near the river is mostly flat pasture land or hay ground and there are beautiful sandstone rim rock formations along some areas of the river. VEGETATION & HAYLAND There are many ponderosa pine trees, oak, ash and cottonwood trees that add to the beauty of the ranch. There are about 240 acres of hay land consisting of 100 acres of intermediate wheatgrass and 140 acres of hay millet. If the ranch is purchased before the haying is started the buyer will receive all of the hay. The buyer will get the landlords share if the ranch is purchased after the haying is done. MINERAL RIGHTS The owners have no mineral rights on this ranch. SOILS The soils are mainly shallow to moderately deep well drained soils on the uplands which are very suitable to well sodded native grasses and introduced grasses. Much of the river bottom land is very deep, well drained loamy soils with a clay mixture. CARRYING CAPACITY The carrying capacity is approximately 150 cow/calf pairs year round depending on weather, growing season, grazing management and hay supply. SCHOOLS The nearest grade school and high school are both located in Hulett, FSA There are no FSA payments. The sellers will transfer the NAP and Federal Crop Insurance to the new owners. WILDLIFE The ranch has good hunting with abundant white tail deer, a few mule deer, turkeys and occasionally elk cross the land.
